Historic Development plan of building before renovation

For Market Place the challenge was to transform a 17th century, Grade II* listed former pub in Somerton’s historic market place into a new contemporary restaurant and bakery. This required integrating extensive mechanical, electrical, and new drainage appropriately within this significant historic site.

The programme was tight and commercially driven, with significant time pressures made more complex by the unpredictability of working with historic fabric, particularly during demolition and the careful unpicking of existing structures.

Works included the demolition and safe-removal of asbestos contaminated modern extensions, and the construction of new contemporary courtyard roof with 7x5m large glazed rooflight to bring light into the depth of the building complex - all within a site constrained by external walls with no external access.

Our work also included coordination of works to undertake conservation repairs to the historically important stone-mullioned windows visible on the front elevations.

Project Data - Timescales

This project received planning and listed building consent in April 2019, and the build was completed and restaurant open for business in January 2020. (Building was certified as Practically complete on 13th December 2019.) (Project contract value, approx £1.3m)

Time from LB and Planning Consent determination to commercial opening of restaurant, 9 months.
